Our Civil Engineering team has had the privilege of partnering with Sunseri Construction, the General Contractor on a brand new affordable housing project in the city of Oroville, CA. NorthStar frequently partners with Sunseri on projects of this magnitude.
The site has been undeveloped for years due to its extreme topography including over 50’ of elevation change across the site. In addition, the road access is well above the apartment site. This presented challenges that NorthStar & the team have had to overcome that include the site:
- Being unmapped
- Being in a flood zone
- Lacking basic utilities onsite (water, electric, gas, and storm drainage)
- Encroaching neighbors
- And having requirements for extensive offsite improvements
All of these challenges were addressed and completed in a shortened design window due to a last minute funding award with the help and flexibility of the city and utilities.
Phase 1 of the project should be fully complete by August of 2024 with the hope that Phase 2 will be funded and kick off shortly, as all the site work has set Phase 2 up for tremendous success should the funding come through.
